area of the city stands out by the traditional zoning of the 20's

The site is enclosed between two noisy edges, the X on one side and the Y on the other. To solve this problem, a formal gesture, the creation of a 350m long public space is proposed - an interior landscape. the urban idea was to create an interior landscape along three hundred and fifty metres long public space.
With this purpose the borders are more densely built creating a front lot line facing the railway and the highway respectively.
The urban scale and the mixed-use programme led to the adoption of a series of hybrid buildings linked through complementary activities such as orchards, cafeterias, nurseries and laundries giving a sense of community.
The building block is a square of 50 metres long. Each square of the block has been developed along three edges with the communal space between, providing a transition from the public to the private through the communal.
Each building has a specific function, tenement building, light industry and three row-houses with workshops. The second one works as a sustainable center, providing surface water and solar energy to the all block.
The three buildings are connected at different s levels generating interesting circulation spaces.
From the central courtyard a ramp leads you up to a raised covered square which works as a parking for bikes. This terrace connects with a three metre s wide veranda, the gallery isn't just a corridor, the generous dimensions offers allow each house to appropriate this lively open air space, that promote thus promoting the social meeting and enhance the sense of community.
However the privacity is assured thanks to the two stories apartment. A double height space allow the well-lighting and ventilation of the interior while providing an extra space above.

The urban scale of the site and the mix use, pushed me to don't develope an unique building but a group of hybrid buildings blocks working together thanks to the different activities links; orchards, refectories, nurseries, working spaces and laundries help to generate a communal sense.
The new site layout has been design from a 3,20 x 3,20 metres orthogonal grid, which is the basic structural module of the steel skeleton forming the differents buildings.

Juan, like you said, it's very difficult to explain the complexities of a project in such few words. I think that you did very well. There are some instances where it reminded me of a project that we have seen so I have suggested an alternative structure.

You mention the railway and highway later but perhaps that is one of the key pieces of information that is established at the beginning. I think that you've incorporated the language of the seminar well and personalized it too. Well done!
